Repair

Return the property to it's original state

 

​​Principally, dilapidations are breaches of a lease relating to the condition of the property during the term or at lease expiry. During tenancy, the property will suffer general wear and tear and likely to have had fit out interior changes made by the tenant; all of these adaptations will be listed out and costed in a ‘Schedule of Dilapidations’. These costs are submitted by the Landlord (or their Surveyor) for restoring the property back to its pre-let state.

Dilapidation works generally include the below items, all which Diamond Dilapidations can provide:

​- Removal or repair of suspended ceilings, partition walls and flooring

- Removals of kitchen, bathrooms, wet rooms inclusive of installation or refits

- Stripping out data and electrical cabling

- Electrical Repairs and installations

- Plastering and redecoration

- Plumbing repairs

This is not an exhaustive list and each property will have its own schedule of work to undertake. The Diamond team are experienced in working closely with Landlords, Surveyors, Property Management Companies and Tenants to ensure a complete turnkey package is provided, allowing the works to be performed quickly reducing the risk of void rental periods.
